ALC Technical Notes

Analysis is based on median rent list price for the Core Based Statistical Area (CBSA) found on Zillow, accessed 3/5/2014, (http://www.zillow.com/local-info/). These numbers are calculated on a monthly basis and updated as of March 2014. Analysis assumes housing costs are 30% of income. As the federal Office of Affordable Housing Preservation notes, households spending more than 30 percent of income for housing are “considered cost burdened and may have difficulty affording necessities such as food, clothing, transportation and medical care.” (Affordable Housing,” U.S. Department of Housing and Urban Development, accessed October 3, 2013, http://portal.hud.gov/hudportal/HUD?src=/program_offices/comm_planning/affordablehousing/) Analysis also includes the median annual renter’s cost for basic utilities—electricity, gas, heating, water- in 2013 dollars. Author analysis on file, based on 2010-2012 American Community Survey (ACS) data, last updated February 2014. Last viewed 3/5/2014.

This means an individual would need an annual income of $96,800 to avoid being housing cost burdened. We add $960 per year in renters’ costs for basic utilities to the housing cost, which is the median annual renters cost for basic utilities in this CBSA.
